In short: Yang Feng Shui (阳宅风水) is the branch of classical Feng Shui concerned with dwellings of the living, as opposed to Yin Feng Shui, which concerns ancestral burial sites. A Yang Feng Shui audit assesses how qi enters, moves through and settles in a property, then prescribes practical adjustments to the layout, entrance, and use of rooms.

What is assessed during an audit

Master Jeremy Khai conducts the audit in person, using a luopan (羅盤) to take precise readings on site. Remote or photo-only assessment is not a substitute — landform and facing cannot be read reliably from a floor plan alone.

  • External landform — the hills, roads, water, and neighbouring buildings that shape qi before it reaches the property.
  • Facing and sitting direction — measured on site, since a few degrees can change the reading materially.
  • Main door — the primary mouth of qi, and the single most consequential feature in most audits.
  • Kitchen and stove placement — long treated in classical practice as central to the health of the household.
  • Bedrooms, desks and key positions — matched to the Bazi of the individual occupants rather than applied generically.
  • Internal flow — how qi travels between the entrance, the main living areas, and the rooms where people spend most time.

Property types served

Audits are conducted for landed homes, high-rise and condominium units, offices, retail outlets, factories and shopping complexes. Each requires a different emphasis: a high-rise unit turns on facing direction and the position of the block, while a factory audit weighs the main entrance, the office position within the plant, and the site's relationship to its surroundings.

The best time to audit

An audit is most useful before you commit — at the point of buying, or before renovation begins. Facing, main door and internal layout are far easier to optimise on a plan than to remedy after you have moved in. That said, audits of existing occupied properties are routine, and adjustments are prescribed to work within what is practical to change.

Method and lineage

Master Jeremy Khai practises the Yang Gong (Liu Jiang Dong) transmission of classical landform Feng Shui as its 40th-generation lineage holder. That means the reading begins with the actual terrain and building, rather than applying a compass formula in isolation. He has served as spiritual advisor to the Cheng Leng Tuah temple (青靈壇) since 2009.
